About Us
The Benlee Team manage a portfolio of debt and equity across various Australian property markets. Our real estate investment trusts own 19 assets across the industrial, office, retail, lifestyle and hospitality sectors. We also offer our investors direct lending secured exposure.
Benlee Property Trusts is focused single mindedly on maximising the income and capital growth potential of its assets.
Our fundamental strategy is to identify properties in prime locations, both well let and those that would benefit from our active asset management, and to invite suitable parties to participate in their acquisition via unit holdings in a managed trust.
Our transparency, consistency and intensive hands-on asset management approach is at the heart of our business. Benlee has aligned itself with investors by significantly co investing in every deal offered to investors since inception. This has been rewarded by loyal investor support over many years, we have fostered strong relationships with our investors and many continue to reinforce their trust and support by investing in multiple Benlee products and projects.
Benlee Capital is able to arrange bridging funding for borrowers requiring short term loans who have acceptable real estate security to offer. Decisions are made without delay and funds can be available in very short time frames.

Our Team
John Dalley
Founder and Managing Director
John is a well-respected and influential figure in the Australian property and funds management industry. He has over fifty years of experience in the acquisition, development and management of industrial, commercial, retail, residential and hospitality properties.
Under John’s guidance, Benlee has established and managed 14 property trusts since 2008. These trusts have acquired 24 industrial, commercial, hospitality and retail properties and have generated significant wealth enhancement for unitholders.
John has also acquired, developed and managed numerous other properties, including many industrial buildings in various locations along the east coast, numerous office buildings in Sydney and retail centres in Lane Cove, Crows Nest, Albury, Rockhampton and Nambucca Heads. John has also developed 176 hectares of land on the Gold Coast from a greenfield site into 1,100 home sites known as Monterey Keys, completed numerous residential developments in Sydney, and developed the Silver Brumby Ski Lodge in Thredbo as well as 86 apartments in Thredbo and Jindabyne.
In recent years John has also been very busy in the property financing business in his own right as well as providing investors the opportunity to co-invest directly into mortgage loans or through a mortgage fund providing the security of property as well as short term liquidity.
Ben Dalley

Ben has significant experience in commercial real estate, in the industrial, office and retail sector.
Ben joined Benlee in 2020 and has focused on leasing, asset and development management, and investor relations. Prior to joining Benlee, Ben worked at a major commercial agency where he gained experience in sales, leasing and client relations.
Ben holds a Bachelor of Property majoring in Development, Investment and Valuation.
Caren Slot

Caren has over 25 years of experience working across the legal, investment banking and commercial real estate industries in Sydney, New York and Tel Aviv. Within these industries, she has experience in capital transactions, investment management, leasing, asset management, investment strategy, due diligence, equity capital markets and mergers and acquisitions.
Caren has held positions in the Citigroup Technology Investment Banking team and the ABN AMRO Mergers and Acquisitions team and was the Retail Capital Transactions Manager at Dexus.
Caren holds a Bachelor of Laws and a Bachelor of Commerce (Finance) from the University of NSW.
